I've just come back from my first flat visit, and I'm wondering if I have struck gold on my first try.
The flat is ... Oh, have a look at the Gumtree ad. ;)
When I got there, the landlady (which is about my age, if not younger) and her husband (brother?) were working there - in fact, they are completely renovating the flat. It has its own separate entry - you go down a stone flight of stairs into the garden area, and into the door, which leads to the bathroom on one side, and the kitchen to the other. The living room is good-sized, has a fold-out bed so I can have people stay there, and there's a huge window overlooking the garden. The garden itself consists of a paved-over terrace, with rails, and a drop down to a garden overgrown with trees and stuff. On the terrace and in front of the door are plant areas, with small trees and places where I could plant kitchen herbs. The terrace would be all mine, and from what the landlady says, it faces southwesterly, so we're talking evening light.
The kitchen is a corridor leading into the living room. There are storage closets left right and centre. The bedroom, for want of a better word, is just about large enough to hold a king-size bed and maybe a cupboard, and it has no window.

To tally up.

On the positive side, the landlady is very accommodating (we've had a chat about the deposit, and she's OK with me paying it in installments; she even said that she's willing to give me a discount on the rent should I move in before all the renovation is finished - they will put in a new living room window which opens up to the terrace, for fire safety reasons, and repaint the outside) She does not live in the house, but has another flat or two nearby that she cares for, so getting in touch with her is no problem. Everything in the flat is brand new, from the wallpaper to the wooden floor to the kitchen, complete with washing machine, fridge/freezer, and a gas cooker (in itself a huge plus). It comes fully furnished, but she's also OK with me getting my own furniture if I wanted to change anything, and putting pictures on the wall isn't a problem either.
They think they'll be done renovating by the 12th of May, and I can move in any time after that.
I've timed the journey to the next train station, which, although this is Plumstead we're talking about, would be Woolwich Arsenal, and it's a five-minute walk and a five-minute bus ride.

On the negative side, the bedroom has no windows.
